Ten Steps To Building Your New Custom Home

Following is a summary of what you should expect as steps in building your new custom home.

Budgeting

Deciding what you want to spend on your house payment and how much cash you want to invest can be simplified and streamlined when working with The Housing Consultant. Interest rate, term of loan, and loan-to-value ratio will determine the amount of principal you will borrow. The amount you borrow, plus your cash investment will equal your total budget. The math should be done by an experienced professional who can develop a plan that guards against changes during the project.

Pre-Qualifying

Determining your borrowing capacity with regard to lenders' guidelines, your income, your obligations, available cash reserves and the prevailing interest rates and costs will be carefully analyzed to get the best results possible. The Housing Consultant can show you the financing options available and introduce you to the most appropriate lender for your specific needs.

Lot Selection

Researching lots currently available within your price range should be within the right percent of your total budget. Keep in mind that topography, tree location, solar orientation, slope, and restrictions will influence the building efficiency and the cost of your project. Through the The Housing Consultant, you will be informed of the many variables involved in lot selection and how it will effect your overall plan.

Designing

Based on the needs of your lifestyle, the quality of amenities and the budgetary constraints, The Housing Consultant will design a house that will take advantage of the site and allow for optimum energy efficiency while striving to maximize the investment value of the new home.

Financing

Arranging for both permanent and interim (construction) financing will be easier with The Housing Consultant as a partner. Looking at lenders and the options available such as length of commitment and service as well as rates and points will be included in the calculations.

Project Management

Scheduling the work sequence, completing each phase of the project in the most efficient way is another role of The Housing Consultant. Selecting the best subcontractors according to their level of expertise, quality of workmanship and reliability, as well as cost.

Coordination

Arranging for independent subcontractors and service providers to perform when required, to ensure the smooth flow of the project with the least amount of delays and cost is managed by The Housing Consultant during all phases of the project.

Construction

Supervision of the job on a daily basis; arrangements for materials and subcontractors when required; checking work for quality and managing draw requests is part of The Housing Consultant's role. If the need should arise, The Housing Consultant would be involved in resolving design conflict and variations, or checking work for structural integrity.

Administration

The Housing Consultant will check invoices for work completed, arrange inspections for draws on the interim loan. Accounting for payments and analyzing costs in comparison to budget, and investigating and reporting any variances to the homeowner is only part of the administrative process.

Completion

The Housing Consultant will control the total project to ensure your home's timely completion.
